Townhouses and Condominium Units: Correct Policy Form Selection

Citizens has identified instances in which townhouses and condominium units have been submitted on incorrect policy forms, leading to potential coverage gaps. Agents must carefully verify property types and ensure the correct policy form is selected during submission.



Condominium Units

Condominiums are established in accordance with Chapter 718, Florida Statutes, and are regulated by the State of Florida. Condominium associations and condominium-unit owners have distinct insurance responsibilities under Florida law. Units within a condominium building can only be insured under a unit-owners form.

Note: Condominium units are not eligible for a homeowners or dwelling policy form.



Townhouses

A townhouse may only be insured under a homeowners or dwelling policy form. It is not a condominium unit and cannot be insured under a unit-owners form. Under Florida law, a townhouse is defined as a single-family dwelling unit not exceeding three stories in height which is constructed in a series or group of attached units with property lines separating such units.

Coverage must align with the structure's actual ownership (i.e., on the correct policy forms) and is not dictated by bylaws. Agents are responsible for accurately classifying properties to ensure the risk is on the correct policy form.

Note: Townhouses governed by a condominium association are not eligible for a unit-owners form.

Select one of the following forms based on the ownership structure and occupancy:

  • CIT HO-3 - Homeowners 3 – Special Form
  • CIT DP-1 - Dwelling Property 1 – Basic Form 
  • CIT DP-3 - Dwelling Property 3 – Special Form 
  • HW-2 - Homeowners 2 – Wind-Only Form 
  • DW-2 - Dwelling Property 2 – Wind-Only Form
  • CIT HO-6 - Homeowners 6 –Unit-Owners Form 
  • HW-6 - Homeowners 6 – Unit-Owners Wind-Only Form
  • CIT DP 1-C – Dwelling Property Unit-Owners Basic Form
  • CIT DP 3-C – Dwelling Property Unit-Owners Special Form
