New-Business Required Documents and Resource Reminders

To improve new-business processing time, PolicyCenter® now requires an inspection document for buildings located in Miami-Dade and Broward counties. We are also announcing a new resource for identifying the Commercial Statistical Plan (CSP) code for a commercial risk along with a reminder of the valuation document and Loss Cost Quote requirements.



Required Inspection Document

For new-business submissions and policy changes to add a building (including auxiliary) to an existing policy, PolicyCenter now requires agents to submit a Building Safety or 40/10 Recertification inspection report. One of these inspections is required if the following are true:

  • Property is located in Miami-Dade or Broward county
  • Policy includes building coverage
  • Year built is more than 40 years old
  • Building’s square footage is:
    • 2,001 or more for Miami-Dade County
    • 3,501 or more for Broward County

PolicyCenter will display the following message on the Required Documents screen for qualifying policies:

Provide a copy of the most current “Building Safety” or “40/10 Recertification” inspection report completed by a Professional Engineer or Architect registered in Florida.

Agents are required to upload the inspection document before selecting Request Approval for a new-business submission or a policy change to add a building.

Note: An inspection is required every 10 years.



New Commercial Statistical Plan (CSP) Code Resource

Citizens has new resource documents to help agents identify the correct CSP code when submitting a commercial nonresidential new-business risk:

Credentialed agency staff can access the documents by logging in to the Agents website and selecting Commercial and then policy type CNR-M or CNR-W. Look for them in the Spotlight section under Maps & Codes.



Required Document Reminders

To better assist agents with the underwriting process, Citizens is reminding agency staff of the following information regarding required documents for new-business submissions:

  • Valuation Requirements - agents should be aware that Citizens requires appraisals or valuation reports that are conducted within 12 months of the desired effective date and completed by a licensed appraiser or other qualified professional. This requirement is for all Commercial Residential (CR-W and CR-M) and Commercial Nonresidential Wind (CNR-W) policies. For more details, refer to the Commercial Lines Valuation Requirements.
  • ISO Survey Loss Cost Quote - as a reminder, agents are required to submit a legible copy of the ISO Survey Loss Cost Quote (LCQ) for Commercial Nonresidential Multiperil (CNR-M) and Commercial Residential Multiperil risks when the property is protected by an automatic sprinkler system and Specific rated.

Log into the Agents website and then select Training > Commercial Job Aids to access:

To access the Underwriting Guidelines and Rates and Rating Rules, select Commercial, and then select the appropriate policy type and select Manuals on the center menu.

Select FAQs below the scrolling banner on each webpage and enter +building +inspection in the Search field.
